About Our Company

VBInspect.com is your gateway to a professional, web-enabled, pre-purchase home inspection. We climb on roofs if possible, provide a narrative easy to read report, and we encourage you to attend the inspection to get first hand re-caps of the issues that may be found. If needed, we will use a drone to view higher or steep roofs (depending on FAA regulations), and we also use an infrared camera to view for potential leaks or voids to the insulation that may not be visible. We use West-Penn Multi List Lock Box Keys to enter homes that are listed with an agent. Please let your agent know what day and time you schedule. If the home is not listed, please let us know who we need to contact for entry and approval.

Frequently Asked Questions about our services:

1. Do we offer Sewer Camera Inspections?: No. We do not offer sewer camera inspections. We feel this is best done by a registered plumber who is familiar with local codes and municipal requirements. It is also helpful to use someone who can provide you with an estimate for the cost of any potential repair that may be needed.

2. Do we offer Asbestos or Mold Testing?: No. We do not offer asbestos or mold testing. We will identify potential asbestos or mold/mildew areas if these are in the visible areas. There are many places we see potential asbestos or mold in the average older homes in the Pittsburgh Areas, so we will identify those if needed, and then you can have them tested if you have concern at that point. 

3. Do we inspect roofs?: Yes, please refer to the property inspeciton overview.

Inspection Policy

  • We must have permission from the owner of the property to perform the inspection. If you have a contract to purchase a home, please ensure that the sellers know the date and time of the inspection and have given their permission to access the property.
  • We must have a signed contract before we can perform an inspection.
  • We must receive payment before we issue an inspection report.  You can pay online using Visa, MasterCard or Discover.  You can also pay by check or cash at the inspection.  Please do not mail a check unless you discuss it with the administrator.
  • If you are not satisfied with our inspection (within 30 days) your general inspection fee will be refunded.
  • Inspections are performed as per the ASHI Standards of Practice and we adhere to the ASHI Code of Ethics.
